How do self-build kits work?


These kits are custom-made to fit your design. They’re cut to size and built in the factory first, so everything is checked and ready. Once it’s all confirmed, the kit is taken apart, packed on pallets, and delivered to your door. You’ll get instructions or access to online videos to guide you through putting it all together!

What do self-build annex kits come with?


Self-build annex kits are made just the way you want them, custom-built to your design, and delivered right to your door.

Options include:

  • Kit only (complete) – Comes with all the panels, rubber roof, windows, doors, and external cladding membrane. It's ready for you to assemble, clad and fit out.

  • Partial build – A popular choice, where available, where our team brings the kit, handles the exterior build, and you take care of the interior finishes.



How do the kits it all fit together?

You can see how straight-forward the process is in the video below. The video shows a pre-built kit being delivered, each piece having been carefully crafted in a factory to your design. It's tested for perfection, then labelled and ready to be put together on site.

How does building your own annexe work?

Before the annexe kit goes up, groundworks need to be prepared and electrics and water, plus drainage needs to be laid.

In order to build your self-build annexe, take the labelled parts - marked with letters and numbers for easy assembly - and slot them into place like a life-sized puzzle. The walls go up first, followed by internal partitions, and then the roof. Weatherproofing and a rubber roof layer follow, ensuring everything is ready for the elements.

Next, the windows and doors are slotted in, and the electrics are laid and plumbing is routed exactly where it needs to go inside. Then it's time for your team to start working on the external cladding. Once the essentials are in, the walls are insulated and finished with plasterboard. Finally, any extra finishing touches are added, and the annex is complete - ready for use.
