Insulated granny annex specifications

Garden annexes are produced using a modern, efficient well-insulated construction method. You will receive specifications with any quotations.

Main completed annex features:

• Double glazed windows
• Front door and internal doors
• Insulated floor with boarding ready for floor coverings to be laid
• 50mm insulation with 18mm tongue and groove floor boards.
• Exterior walls, floor and ceiling insulated. Specification from:
• Walls use 122mm SIP panels which have 75mm insulation with 2 layers of 11mm osb.
• The roof uses 122mm panels, with 100mm insulation and 2 layers of 11mm OSB
• Rubber roof covering
• Internal walls and partitions
• Plasterboard, taped and skimmed - see specicifations on quotation, as these vary depending upon insulation required.
• Electrical cables hidden:
• Fixed between exterior of building and cladding.
• Lights and electrical wall sockets
• The quantity of sockets and lights to be agreed with specification.
• Exterior low maintenance cladding - Hardie® Plank exterior fire rated cladding.
• Hot water tanks to supply the bathroom and kitchen
• Shower room:
• An electric shower heats the water. Includes the fitted shower, sink and toilet.
• Kitchenette fitted
• 4 wall units, 4 floor units, a sink with plumbing and connection for washing machine.
• Guttering
• Delivery
• Kit delivered to site.
• Build on site
• Kit erected and completed on site.

Wider doors for wheelchair access are available upon request.

Optional bespoke bathroom and bespoke kitchenette fitted.

Further insulation, if required for circumstances, including thicker panels and insulated plasterboard, as required. Please discuss and see specifications on quotations.

These options vary from site to site and customer requirement and so are priced by preference.

• Heating for main building
• Within the finished, published price s there is no allowance for heating as this varies depending upon preference. This can be offered as electric heaters or airconditioning (which also acts as heating during Winter) upon request.
  
  You may not have considered airconditioning for heating before: Our buildings are extremely well insulated and as such, the use of air conditioning for heating in Winter offers a fantastic and economic way to heat your beautiful new annex, as well as providing a cooling option for hot days in Summer.
  
  
• Decorating or floor finishes.
• These options can be provided as necessary and can be quoted as part of the package if specified.
• Running water supply and armoured electric cable to and from the main home to the annexe, and waste water pipe to mains drainage
• Foundations
• Tiling shower room & kitchen
• Baths can be supplied. Normally showers are installed due to the premium on space. However a bath can be installed but an upgraded hot water system will be needed to accommodate this.
